Much less a former school teacher turned stay-at-home mum who knows next to nothing about running any kind of e-commerce business.

And successful she became.

So much so that she is now making a 5-figure income weekly (yes you read correctly, its weekly!) and has traveled  to more than 54 countries within 3 short years.

But these are stuff that dreams are made of.

Not something that could happen to  ordinary folks like you or me.

For every one successful entreprenuer, there are thousands of us out there still in our dreams soon to be rudely jolted awake by our mobile phone alarm reminding us to go to our cubicles at work.

Let’s meet Kuan Yi Xian and find out how she did it.

What were your growing up days like?

I grew up in a middle class income family where my dad was the sole breadwinner.

He only had O levels so he always emphasised to the kids the importance of getting a good degree and then finding a job.

I don’t blame him for passing this mindset down to us because he was passed off for a partnership at the height of his career due to his lack of qualifications, even though he was probably the most experienced and capable person for that position.

This left a deep imprint in my subconscious mind and I told myself to be successful if I wanted to be paid more in my career, the ONLY way was to get a higher degree and find a better paying job

What was your first job?

My first job which I took up after I graduated was that of a financial planner.

I did extremely well and my boss was very pleased with my performance. I worked hard and would pack in appointments from morning till night, travelling all over Singapore to meet my clients.

Most days, I worked 12 hours and would only reach home by midnight. Back then, I didn’t understand the concept of building and sowing for the future. I could only understand the concept of active income and worked hard for that.

After about a year, I was passively making about S$1500 monthly from insurance commissions but when I compared myself to the rest of my graduate peers who were making active income of S$1800-S$2000, I felt very discouraged.

The lure of an active salary of S$2200 for starting teachers seemed more attractive then my passive income of S$1500 which I was making regardless of whether I worked or not. I quit after a year of doing financial planning and went into the “safe and predictable” world of teaching.

How did you become interested in business?

Being more of an academic person, I wasn’t very interested in business.

But after I gave birth to my twin girls, I realised that it was difficult juggling a full time career as a secondary school teacher and motherhood.

I remember that when I was at work, I really missed my girls. And when I was home with them, I kept thinking of my work. So it was really conflicting. It was only then that I began to explore the types of businesses I could go into.

How has your business impacted your life and those of your loved ones?

If I have to use a single word, it would be liberation.

It is liberating to have both time and money and not need to struggle so hard to chase money like before. My life’s plan and work is now very clear before me. I know exactly what kind of education I can give my girls, how I can nurture them with not only my love but my time too.

It’s also liberating to never really need to look at the right column where the prices are when we go to a nice restaurant.

What keeps your fire burning and what drives you?

What drives me is that I can literally change lives by empowering other women to start their own businesses like I have.

There’s no bigger satisfaction than seeing their businesses taking off and experiencing the joy that they feel. I am really blessed to be part of their journey. No other career is more meaningful than this.

It has been reported in the media that property agents are leaving the industry by the thousands. Many are not renewing their registrations with the relevant authorities as the going gets tougher. Business Times reported on 16 Oct that : “close to 4,000 real estate agents have dropped out of the industry while over 50 agencies have closed shop over the past year.”

We spoke to a few property agents who have been in the industry for the last 10 years to get their views. Said a property agent who only wants to be known as Y Tan:

“Earning $10-15k a month used to be no problem at all. Having a listing is almost like have a guarantee that this income will come in a few months later.”

“But now the phone is not ringing. I am getting desperate as I have not closed a transaction in the last few months,” she added

Besides not having income, bills are also piling up. Her paid membership in several portals is nearing expiry and she will need to shell out hundreds of dollars to renew her membership. She is digging into her savings and if something does not happen soon enough, she will need to look for a job.


Another veteran property agent says that besides monetary concerns, he is also facing a lot of stress from his customers.

“Sellers and landlords are always chasing me about why there hasn’t been a viewing in weeks. I have been advertising but there has been very view calls and most of them are just enquiries.”

He believes that if this goes on, the seller or landlord may change agents and all the work he had put into prospecting would be wasted.

On a brighter note, there are some agents who are still doing well in the market. Lena Low from Horizon Real Estates whose opinion is sought occasionally by the press says that her income has increased in the past 2 years. She has just clinched one of the top producer awards in the 700-agent strong company that she is associated with. She attributes much of her consistently good performance to using automated online strategies to keep in constant touch with her customers. She also uses social media to engage her customers and extend the good business relationship with them.

Former top rookie from one of the top real estate companies in Singapore Winston Yap understands the plight of property agents today as he has been there before. We dump all the features of the product, the history of our company on the poor prospect and hope that he can sift and sort and make some sense of it. And hopefully be impressed with at least some of the points. But this is the sure-fire way to bore the prospect and cause him to lose all interest.

 2.        Pinpoint what they want and give it to them

What’s the best way to know what your customers want? The secret is to ask the right questions. Not to ask them directly want they want because they probably will not know too! This is especially so if they are buying this product or service for the first time.

The trick is to ask them leading questions that will make them think. What are their pet peeves? What constitutes a pleasurable experience? This will lead them to disclose what is important to them so that you can give them what they want.

For example if you have a pressing headache, would it help you if I gave you lozenges for a sore throat? Or would you prefer to get your hands on the very solution that can end your pain now: Panadol. Like the great saying goes: if you talk you are only regurgitating what you know. But if you listen you are learning something new.

  1. Master Your Subject

The sales people who are guilty of the above mentioned verbal diarhorrea is also very likely to lack a good grasp of his subject matter and thus VD is just a smokescreen to cover this up. So whats the lesson here? Get up to speed with all aspects of your industry so that you can field any question from any prospect. Step into the shoes of your prospect and make believe that you are he for a day. See through his eyes and you will see his concerns, pains and wishes.

  1. Use Their Own Words, Not Yours

The sales pitch is not the best time to impress your prospect the vastness of your vocabulary. To create instant rapport with them, we have to use THEIR words. These are words that they own and therein lies embedded signals to trigger certain buying emotions in your prospect. For example if they say that they are looking for a honest salesperson, use the word “honest” and not other words like “reliable” or “trustworthy”. You may be surprised but it could be the case that no other word feels the same as “honest” to your prospect. Head nods from them guaranteed!

  1. Take notes when they are talking

This shows you are serious about meeting their needs. Your prospects immediately single you out as a professional who can help them. Your prospect also tend to think more carefully about your questions before answering-it’s a natural instinct. Besides making your prospect feel important, it’s also been scientifically proven that taking notes help you remember so well that you probably may not need to refer to your notes afterwards!

  1. Tell them what time you have to leave(You are a busy person!)

Before you even go into the discussion proper, tell them what time you have to go for example your next appointment is in an hour’s time. This assures them that they will not be subject to the hard sell tactic of not being able to leave unless they buy something from you. They will also likely be more attentive to you and take you more seriously because you don’t have much time with them. Busy people are invariably more attractive than people who have loads of time on their hands.

  1. Pretend to Be On a Date-Be genuinely interested in them

He asked me questions like my opinions of certain things, how I had spent my childhood and what fascinated during my teenage years. There is nothing more pleasurable than coming home to sparkling clean table tops, a clutter free space and clean and fresh smelling bedsheets . But in order for this to happen, some preparations must be made. I used to see “Clean As You Go” stickers pasted in the kitchens of fast food restaurants and I realise now that that’s the best way to deal with a mess. Before it starts.


I will be the first to “come clean” (ha, see what I did there?!). I love having a clean home, but hate actually cleaning it!


I’d love to say I’m this epically perfect wife and mother, and I have everything in order and sparkling every second of every day, but I’d be lying more than every time I say I am starting my diet on Monday!


Between work, appointments, kids, meals, and everything in between, cleaning is usually the thing that gets bumped to the bottom of my list. Why? Because we can get by in a messy house.

Plus, splitting your cleaning up over the week/month as it makes sense with your family’s needs, makes it easier to complete tasks on your checklist, removing the overwhelm a mile long list can create!
  2. One Load At A Time!
    I know this can seem counterproductive, but hear me out! How many times have you spent all day running the washer and dryer, only to have the laundry sit in a pile waiting to be folded and put away so long it ends up needing to be washed again? Hopefully I’m not the only one here!
    Keep yourself on track by completing an entire load (wash, dry, and put away) before filling the washer again, eliminating those “is it clean?” piles from around the house.

    I know cleaning never sounds convenient, but when you start looking for opportunities, there are ways to sneak cleaning into times that never would have occurred to you. Wipe down the walls and tub while you’re in the shower, give the kitchen counter a quick clean while you wait for the microwave, put away as many toys as you can during a commercial break…it almost becomes like a game!

    This can be a hard one for some people, but the truth is, the more stuff you have, the more time you’ll have to spend cleaning it!

    This isn’t so much of a cleaning tip as it is a tip to help you have a clean feeling home. Labels, tags, words of any sort are surrounding you right now, creating visual clutter. Getting rid of labels and tags on visible boxes, containers, jars, etc. will minimize visual clutter, instantly making your home feel cleaner.
  6. Keep Cleaners Handy
    Having what you need to tidy up easily accesible makes on the spot cleaning simpler, and more likely to happen!
